The information big builders bury in fine print. Suburb-by-suburb data on what’s actually under your block, how long permits really take, and which council overlays trip people up.

South-east growth corridor

Cranbourne East · Cranbourne South · Officer · Pakenham · Berwick (City of Casey, Cardinia)

Soil class: Predominantly Class M (moderately reactive clay). 15–20% of blocks rate Class H1 (highly reactive). Newbridge prices Class M as standard — Class H1 is a $4,500–7,000 add.

Permit timing: Building permit averages 14 days with a private surveyor. Town planning is fast — 4–6 weeks for standard subdivisions, longer in heritage overlays.

Watch for: Vegetation Protection Overlay along Cardinia Creek; Significant Landscape Overlay around Berwick Hills.

Western growth corridor

Werribee · Tarneit · Wyndham Vale · Truganina · Point Cook (Wyndham)

Soil class: Class H1 to H2 standard — basaltic clay swells significantly with moisture. Slab spec must reflect this. We engineer slabs to AS 2870 with H2 reinforcement as standard in Wyndham postcodes.

Permit timing: Building permit averages 10–14 days. Wyndham planning is one of Victoria’s fastest councils for compliant applications — 3–4 weeks typical.

Watch for: Bushfire Management Overlay (BMO) on lots near grasslands or reserves — adds ember-screen requirements and triggers a Section 173 agreement.

Northern growth corridor

Wollert · Mickleham · Mernda · Donnybrook · Beveridge (Whittlesea, Hume, Mitchell)

Soil class: Mixed. Wollert and Mickleham are predominantly Class H1; Mernda is Class M to H1. Always commission a site-specific soil test — variation between adjacent blocks is unusually high here.

Permit timing: Whittlesea council averages 6 weeks for town planning — slower than Wyndham or Casey. Build permits 14 days private surveyor.

Watch for: Indigenous heritage. Most of the northern corridor is on registered Aboriginal cultural heritage land. The Cultural Heritage Management Plan can add 8–12 weeks if not lodged with planning.

Geelong region

Armstrong Creek · Lara · Charlemont · Mount Duneed (Greater Geelong)

Soil class: Class M to H1, generally less reactive than Wyndham but more variable. Limestone bedrock close to surface in Armstrong Creek western edge — bored piers may be required.

Permit timing: Building permit 14 days; planning 5–7 weeks. Geelong council is notably particular about fence heights and vehicle crossover details — get the side-fence detail right at design stage.

Watch for: Coastal Climate Change Overlay near Armstrong Creek — mandates higher floor levels on flood-affected lots.
